At Erban Development we believe that with your ideas as inspiration, our expertise and passion, every client can own a custom home to suit their lifestyle.

Our process allows you to be comfortable with each stage before moving onto the next. Ultimately we understand that each project we build is a reflection upon ourselves, which is why we believe so passionately in building quality living environments and sustainable urban development for your future.

STAGE 1 – INTRODUCTORY MEETING

Let’s begin by getting to know one another. From an initial meeting we aim to get a good understanding of your ideas, style & requirements and we will introduce ourselves & confirm our process.

Please bring along any survey or concept plans, sketches, photo’s, social media links or design material you have, as this will help us to better understand your ideas & style.

Once we have established some guidelines around your requirements, time frame, budget (and depending on where your at in the design process) we will organise to meet with some local designers that suit your requirements.

STAGE 2 – DESIGN & APPROVALS

Lets start the creative process. Once a designer is selected we will complete a detailed design brief together, allowing us to build a comprehensive understanding of your needs, style and features. From this meeting we will prepare a design for your appraisal with the intent to continue to work through and make alterations until it meets your design brief.

Once we are all happy with the concept design we will prepare any preliminary engineers or consultants plans, and complete a ‘scope of works’  detailing material finishes & allowances so that we can give you an estimate of costs.

Upon your approval of the concept design and costs, the next step is to apply for council Planning Approval (DA). DA is required in most cases prior to the Building Permit approval process. Erban Development engages our own planning consultants (when required) and deal with the relevant persons and departments ensuring your approvals are streamlined and stress-free as possible.

When planning approval has been granted we will liaise with our design partners, engineers and consultants to finalise their plans & documents so that we can give you a final formal quotation.

STAGE 3 – CONTRACTS & FINISH DESIGN

Upon your approval of our quotation we will prepare a ‘building contract’. Once the contract is signed and plans are finalised our interior design partners, will help and guide you in selecting your choice of finishes for the interior and exterior of your home.

In addition to co-ordinating this process over a series of stages at your pace, the benefits of our holistic approach in considering every detail ensures all the different elements of your home gel together to your individual style and requirements.

On completion of final plans, construction documentation and preliminary items (notwithstanding any finishes and colours) we will submit for building licence, and commence to program our commencement on site. When the Building Permit is processed (10 days from lodging), we will mobilise our team to commence site works and construction of your home.

STAGE 4 – CONSTRUCTION

As construction begins and during the build, we will keep the lines of communication open and meet you on site for regular informal meetings.

You will also meet various members of our team, all committed to working with us to build your home and make the journey a pleasurable and enjoyable experience.

The build will be the most rewarding part of the journey where your plans become reality, where you will now be able see and feel your new home being built, and we get to showcase our skills.

STAGE 5 – HANDOVER & MAINTENANCE

The big day has finally arrived and we are ready to handover your dream home! On handover we will prepare a handover pack which will include our home owner’s manual, set of plans, emergency numbers, warranties & manuals and of course your keys.

On handover a 12 month maintenance plan is provided, from which clients can prepare a list of any maintenance items and we will rectify all defects when carrying out our maintenance inspection for up to 12 months from practical completion. Completion of the maintenance period will conclude the terms of the building contract, but that isn’t the end of our commitment to you. In addition to the statutory six-year warranty for defective workmanship, you can be confident in knowing we also provide ongoing advice and support as your home and lives evolve.
